Evacuation zones organize life-safety decisions during storm surge. The Coastal High Hazard Area belongs to comprehensive land-use planning. A careful buyer checks all three and does not expect one result to cancel the others.

    Search the building-permit record by address, folio, parcel, contractor, and prior owner. Obtain applications, plans, Elevation Certificates, surveys, substantial-improvement worksheets, damage

    determinations, inspection results, certificates of occupancy or completion, code cases, and permits for roofs, windows, additions, garages, pools, seawalls, docks, electrical work, and mechanical equipment.

    The buyer confirms unincorporated jurisdiction and obtains the effective FIRM panel and county floodplain response. The permit file contains an older Elevation Certificate but no final record for a later ground-floor enclosure. Clerk records show a drainage easement along the side yard. Planning staff confirms the parcel’s status under the adopted coastal map and explains which questions would matter if the buyer later proposed an accessory dwelling.

    An insurance agent quotes the existing structure using the available elevation data, while a surveyor and contractor investigate the enclosure. The family drives two evacuation routes and finds that one low approach regularly becomes difficult during heavy rain. The contract assigns responsibility for permit resolution and gives the buyer an exit if lawful use, insurance, or repair scope is unacceptable. The three maps have not contradicted one another; each has exposed a different decision.

    •     A map line is a surveyed boundary. General viewers screen risk; a survey and written agency response address close calls.

    •     The closest shelter is guaranteed to open. Follow current emergency announcements and maintain a destination-based household plan.
